Building a new home has never been more affordable. Inventory is slowly falling and the demand for new homes will rise. Several builders have been investing in lots and land similar to those buying up residential real estate.

Why Now IS The Time To Buy a Home
Are you on the fence? Thinking about buying a home but you aren't sure if now is the time?
Housing Inventory is a very solid indicator of what is yet to come. Look at the following graph:
As you can see, the blue line shows Existing Visible Housing Inventory.
The peaks of inventory are also some of the toughest years the Real Estate Industry experienced. From 2005 forward inventory grew sharply. (Seasonal dips in the winter are common due to weather)
If you follow the blue line over the last four years it has been on the decline. Declining inventory = increase in demand.

Similar to visible inventory, the shadow inventory has a large affect on demand. It looks as if Shadow inventory peaked in 2009 and is slowly declining.
With visible inventory at a 6 year low and shadow inventory levelling off, we can expect things to get back on track sooner than later. While we are not out of the woods yet you can clearly see where we are headed.
Now is the time to buy a home. Don't look back and wish you made your move.

The Best Boxer Tug Of War
These are our boys playing tug of war at the school yesterday. Jens (white) is our adopted boy, he had pancreatitis at about 8 months old and we almost lost him.
Now he's gained 10 lbs and loves his new brother more than anything. These boys can play tug of war like this all day long. It's the only way to wear them out :-)

Working With a Real Estate Agent
Buying a home is different than buying a car. When you buy a car you are out for yourself and the salesperson is a mediator between the dealer and you. They have what is in their inventory to sell and that is it. If they don't have the model you want, they are out.Your Real Estate Agent is in it for the long haul. There are many obstacles in buying a home and without an expert on your team, you may fall victim to some of these obstacles. The seller has a listing agent and their first obligation is the listing agreement they signed promising to get the best price for their seller.
When you enter into an agency relationship with your Realtor, they are working for you. They expect that they will be working for you throughout your home buying process. Buying a home could mean that you write up multiple offers, look at many different homes, and sometimes you get the first home that you look at.
Your Realtor understands this and from the minute you hire them, they have your interest in mind. When you have questions about a particular home you should call your agent to ask them. When you speak to another agent you should let them know that you have been working with someone else.
Be as loyal to your real estate agent as you expect them to be to you.

Should I list my land with a Real Estate Agent?
Do you have a piece of vacant land that you are looking to sell? Although it is tougher to sell land than it is to sell a new home there are many things you can do to help your chances.

Should I Use A Moving Company?
I read the following article at NWCN.com but was not able to share the conventional way. I think this is an article everyone should read though if they are considering a moving company.

SPOKANE— One couple that recently moved to Spokane still hasn’t received all of their belongings because the moving company says the family still owes them money.
Last year the Better Business Bureau took 8,900 complaints about movers. That’s a 5% increase over last year.
Doug and Sarah Horne say they had an agreement with a company to pay $1,900 for a move from Alabama to Spokane.
When the movers showed up they told the Horne’s there were more boxes than reported, so they would have to pack them up and weigh them at their Atlanta warehouse. A few weeks later the Horne’s arrived in Spokane but their boxes didn’t.
The company told Doug that it was going to be $1,000 more than what was originally estimated. The moving company claims the family knew up front about the higher price. They say the followed policy and did nothing wrong.
The Department of Transportation oversees these types of disputes. Per policy; movers may not charge a price estimate after loading the shipment. Also in a non-binding estimate like this one, if the movers amend the quote before the move they can only increase the amount by 10%.
The Horne’s plan to file a complaint with the Department of Transportation, but don’t think they will come to a resolution.
The Better Business Bureau urges anyone hiring a moving company to do their research.

Should I have my house cleaned before I list it?
Pet Odor Can Chase Away Buyers

Don’t let pet odors derail your home sale.
Air your house out. While you’re cleaning, throw open all the windows in your home to allow fresh air to circulate and sweep out unpleasant scents.
Once your house is free of pet odors, do what you can to keep the smells from returning. Crate your dog when you're out or keep it outdoors. Limit the cat to one floor or room, if possible. Remove or replace pet bedding.Scrub thoroughly. Scrub bare floors and walls soiled by pets with vinegar, wood floor cleaner, or an odor-neutralizing product, which you can purchase at a pet supply store for $10 to $25.
Try a 1:9 bleach-to-water solution on surfaces it won’t damage, like cement floors or walls.
Got a stubborn pet odors covering a large area? You may have to spend several hundred dollars to hire a service that specializes in hard-to-clean stains.
Wash your drapes and upholstery. Pet odors seep into fabrics. Launder, steam clean, or dry clean all your fabric window coverings. Steam clean upholstered furniture.
Either buy a steam cleaner designed to remove pet hair for around $200 and do the job yourself, or pay a pro. You'll spend about $40 for an upholstered chair, $100 for a sofa, and $7 for each dining room chair if a pro does your cleaning.
Clean your carpets. Shampoo your carpets and rugs, or have professionals do the job for $25 to $50 per room, depending on their size and the level of filth embedded in them. The cleaner will try to sell you deodorizing treatments. You'll know if you need to spend the extra money on those after the carpet dries and you have a friend perform a sniff test.
If deodorizing doesn't remove the pet odor from your home, the carpets and padding will have to go. Once you tear them out, scrub the subfloor with vinegar or an odor-removing product, and install new padding and carpeting. Unless the smell is in the subfloor, in which case that goes next.
Paint, replace, or seal walls. When heavy-duty cleaners haven’t eradicated smells in drywall, plaster, or woodwork, add a fresh coat of paint or stain, or replace the drywall or wood altogether.
On brick and cement, apply a sealant appropriate for the surface for $25 to $100. That may smother and seal in the odor, keeping it from reemerging.
Place potpourri or scented candles in strategic locations. Put a bow on your deep clean with potpourri and scented candles. Don’t go overboard and turn off buyers sensitive to perfumes. Simply place a bowl of mild potpourri in your foyer to create a warm first impression, and add other mild scents to the kitchen and bathrooms.
Control ongoing urine smells. If your dog uses indoor pee pads, put down a new pad each time the dog goes. Throw them away outside in a trash can with a tight lid. Remove even clean pads from view before each showing.
Replace kitty litter daily, rather than scooping used litter clumps, and sweep up around the litter box. Hide the litter box before each showing.
Relocate pets. If your dog or cat has a best friend it can stay with while you're selling your home (and you can stand to be separated from your pet), consider sending your pet on a temporary vacation. If pets have to stay, remove them from the house for showings and put away their dishes, towels, and toys.

Tia is a Boxer Available For Adoption in Washington
This is Tia and she is currently available for adoption by the Northwest Boxer Rescue located in Ellensburg, Washington. Northwest Boxer Rescue is saving many new wiggle butts every day. If you are interested in adopting a boxer reach out to these guys.
Only a few weeks ago I was transporting a nice young boy from SCRAPS to the NW Boxer Rescue who was found wandering around without a chip or collar. They have a large net of volunteers even reaching into California to pull dogs in need of a home.
Any way you can help is appreciated. They always need foster homes and if you are thinking about adopting just ask for an application.

The best toy for a boxer

It's that time of the year again. March Madness has officially begun. Living in Spokane, obviously we will be cheering for our hometown Gonzaga Bulldogs but there is also the possibility for the University of Washington to make a run.
